Home Staging Tips: Stage Your Home To Sell in 2023

As a realtor for more than 12 years, I have seen all the best ways to sell a house whether it’s a seller’s market or a buyer’s market. Sometimes it’s the plants, paintings, or another decorative item but one way that always works is STAGING.

STAGING allows buyers to visualize themselves in your home which can drastically increase your chances of selling faster and for more.

So here I am, sharing my best home staging tips. But if you feel like selling your home is overwhelming, I do home staging at my expense when you list your home with me! So you won’t have to go through the headache of prepping your home before it hit the market.

 

If your home doesn’t stand out, it will get lost in the shuffle. The first thing potential buyers will see about your home is how it looks from the street.

Your home exterior is the first place to impress your prospects. A freshly painted exterior, new gutters, walkways, and a shiny front door can send a clear signal to buyers: This home is taken care of.

It needs to look great from the moment they pull up to it, leaving all potential buyers impressed the very first time they see it.

 

Decluttering is the most important thing that you can do to sell your house. People need to be able to see your house, not your stuff.

Figure out what to keep and what to discard. Get rid of knick-knacks and shelves full of items. Put toys away. Clean everything off your kitchen counters.  Remove all personal decor like photos, name signs, diplomas, etc. Also, consider removing taste-specific decor.

My best tip to avoid getting overwhelmed is to do it in stages. Focus on one room before moving on to the next.

 

If you take one bit of advice from this post – clean your house. I mean a DEEP CLEAN not just a surface clean.

  1. Clean surfaces, such as countertops and tables, with a solution of warm water and mild detergent.
  2. Dust all surfaces, including shelves, baseboards, and window sills.
  3. Vacuum or sweep all floors, paying extra attention to high-traffic areas.
  4. Clean carpets and upholstery with a steam cleaner or specialized carpet cleaner.
  5. Clean all windows and mirrors with a window cleaner.
  6. Clean and sanitize bathrooms, including toilets, sinks, and showers.
  7. Clean and organize closets and storage areas.
  8. Disinfect high-touch areas, such as doorknobs, light switches, and handles.

Too much empty space is confusing. Turn unused rooms in your home into something useful, anything from additional storage to a playroom, or even a home office. Not all buyers have great imaginations. Sometimes they need help seeing how a space can be used.

Persuade buyers to make an offer on your house by creating a must-see open house in every room.

 

Paint your walls a neutral color, open your windows to bring in natural light, remove drapery if possible, and add more light bulbs.

Trim or remove any trees or bushes that are blocking sunlight from entering the house, keep windows clean and free of smudges or stains to allow maximum light transmission, and use mirrors strategically to reflect light throughout the room.

Basically, do everything that would make your house look brighter to give a more comfortable and more home-y feeling.
